Hiring Cabot & Company To Represent You As a Buyers Agent

On July 1, 2005, the agency laws in Massachusetts change forever. Buyers now have the opportunity to be represented throughout the transaction by an agent who represents their best interest.

At Cabot & Company, we recognize that providing competent representation to the buyer helps us sell more homes. The buyers are happier; the sellers are happier and, of course, when we have happy buyers and sellers, we're happy! As a consumer now interested in purchasing a home, you have several choices before proceeding. You could, of course, proceed with your home search on your own working with a variety of different agents; however, none of these agents would truly be representing you in the transaction. There is another way, a better way!

Hire us to find a house for you. Let me tell you exactly how it works. You will sign an agreement with Cabot & Company authorizing us to help you find a house. You will work with one agent of your choice or one will be assigned to you. This relationship is binding and that's a good thing. You will work with them, and they with you. You must see properties with this agent, at all times, and that includes all MLS properties, for sale by owner properties and new construction. Here's the best part. This representation, most times, will cost you nothing! Our fee is incorporated into the offer and is paid by the seller at closing. In the event you purchase a home without Cabot & Company, penalties will result. I want to make something crystal clear, however, this agreement is almost the same exact agreement that the seller signs; if the seller sold their home without Cabot & Company, there would be penalties on their part.

What you are establishing is a formal relationship with someone to perform a specific task. The task being, of course, to find you a house at the best price, and with the best terms possible. As you know, Cabot & Company agents can represent both Sellers and Buyers and there are times when you may ask your Buyers agent to show you a home they personally have listed. In this one situation, your Buyers agent cannot represent you because they have a formal relationship with the seller which supersedes your relationship with that agent. You will, at this point, have the option of seeing the home with your agent with the understanding that in this situation the agent will be negotiating in the best interest of the seller. If you prefer, a new agent from Cabot & Company can introduce you to this property. The choice is yours and you will be asked when signing the Buyers agreement which way you would like to proceed.

We understand that asking Buyers to sign agreements is new. It's even new to us! It is without a doubt, however, the best way to go. Working with one person who is dedicated to finding you a house and making that purchase go smooth will truly make the process, which by it's very nature, is stressful a more pleasant one.
